Quattro Construction Management, LLC (Quattro) was retained by Franklin 81 Holdings, LLC to convert an existing five-story, landmarked building into a luxury, market rate residential apartment building. 81 Franklin Street is a 30,000 square feet building located in Manhattan's special Tribeca district.

The project consists of a complete interior renovation to the existing building and includes a new 3,000 square feet addition on top of the roof. The project requires an extensive structural reinforcement program to the building's foundation columns and roof framing. The existing elevator and stair core are being removed and a new elevator and stair core are being constructed. The project, with fifteen luxury apartments, is anticipated to be completed in the Winter of 2010.
